What is an API Licence and why is it important?

The short version

In Spain, API stands for Agente de la Propiedad Inmobiliaria. It is a protected professional title linked to membership of the Official College of Real Estate Agents. APIs meet education and integrity requirements and follow a code of conduct designed to protect consumers.

What it covers, in plain English

Being API-qualified signals that the agent has a recognised university degree or the official API title, and has been admitted to a regional College (for Ibiza and the Balearics, that is API Baleares). Members are subject to professional oversight, disciplinary rules, and typically carry professional liability insurance.

Spain’s Royal Decree 1294/2007 approves the general statutes of the API Colleges and their Council. It sets out how the profession is organised and the conditions for joining a College. In practice, this gives buyers and sellers an extra layer of accountability.

Ibiza’s market moves fast and involves complex checks: title, planning status, energy certification, tax implications, and more. How to check an agent

• Look up the agent via the Consejo General or the regional College.

• Ask for the collegiate number and confirm it matches the agent’s name and firm.
